Welcome to Velvet & Vine — your private modern coastal retreat in Ocho Rios, Jamaica. We want every guest to enjoy a comfortable, safe and exceptional stay. These policies help protect our guests, our team, the property and the surrounding community. 1. PROPERTY & OCCUPANCY Velvet & Vine is a private 3-bedroom residence accommodating a maximum of 6 registered guests. The home includes: • 3 bedrooms • 3.5 bathrooms • 1 king bed, 1 queen bed, 2 single beds • Fully equipped kitchen • Living and dining areas • Smart entertainment system • High-speed Wi-Fi • Swimming pool access • Beach access • Parking • 24-hour secured gated-community environment Only guests included on the reservation may occupy the property overnight. Maximum occupancy: 6 guests. 2. GUEST & VISITOR IDENTIFICATION For the security of all residents and guests, every registered guest and visitor must provide valid government-issued photo identification before entering the gated community/property. Guest information must match the reservation or approved visitor authorization. Velvet & Vine reserves the right to deny access to an individual who cannot satisfy the property's identification and security requirements. 3. CHECK-IN & CHECK-OUT Check-in: after 3:00 PM. Check-out: before 11:00 AM. Self check-in may be provided through the property's approved access system. Early check-in and late check-out are not guaranteed and may be available only with prior approval. Guests must return keys, access devices and other property-issued items according to checkout instructions. 4. RESPECT FOR THE COMMUNITY Velvet & Vine is located within a secured residential community. Guests must respect neighbors and community regulations at all times: keep noise at a reasonable level, avoid disturbing neighboring residences, do not block driveways or access roads, follow all community security instructions, and do not engage in disruptive, threatening or unlawful behavior. Quiet hours may be enforced according to community requirements. 5. PARTIES & EVENTS Parties, large gatherings and unauthorized events are not permitted. The maximum number of people at the property must remain within the property's approved occupancy and visitor limits. Any event, gathering, photoshoot, commercial activity or special occasion must receive written approval in advance. Unauthorized events may result in immediate termination of the stay without refund, subject to applicable law. 6. VISITORS Visitors are permitted only with prior authorization. All visitors must be disclosed to the host/property manager, provide required government-issued identification, follow community security procedures and follow all Velvet & Vine house rules. Visitors may not stay overnight unless they are properly registered and approved. 7. SMOKING Smoking and vaping are not permitted inside the residence. Guests who smoke outside must dispose of cigarette butts and other materials responsibly — never in landscaping, toilets, drains or household waste where they may create a fire hazard. Any damage, excessive cleaning or odor remediation resulting from smoking may be charged to the responsible guest. 8. PETS Pets are not permitted unless specifically approved in writing before arrival. Unauthorized animals may result in additional cleaning, damage or other applicable charges. 9. POOL SAFETY Guests use the swimming pool and surrounding areas at their own risk. Supervise children at all times; children must never be left unattended around the pool. Do not run around wet pool areas, do not dive unless the pool is specifically designated for diving, keep glass containers away from the pool, follow posted pool/community rules, and do not use the pool while impaired by alcohol or drugs. Report maintenance or safety concerns immediately. 10. BEACH & OUTDOOR ACTIVITIES Guests are responsible for their own safety when using beach areas and participating in outdoor activities. Ocean and beach conditions can change; exercise appropriate caution and follow local safety guidance. Velvet & Vine is not responsible for injuries arising from activities outside the property's direct control. 11. KITCHEN & APPLIANCES Guests are welcome to use the fully equipped kitchen. Use appliances responsibly, do not leave cooking unattended, clean dishes and food preparation areas after use, dispose of food waste appropriately, do not place grease or cooking oil down drains, and report malfunctioning appliances immediately. 12. CLEANLINESS & HOUSEKEEPING Please treat the residence as you would your own home. Keep food and beverages in appropriate areas, dispose of trash properly, avoid excessive mess, notify management promptly about spills, stains or damage, and leave the property reasonably tidy at checkout. Excessive cleaning caused by misuse, parties, smoking, spills or other preventable conditions may result in additional charges. 13. DAMAGE & MISSING ITEMS Guests are responsible for damage, loss or removal of property caused by themselves or members of their party — including furniture, electronics, linens, towels, kitchen equipment, keys/access devices, décor, appliances and outdoor equipment. Normal wear and tear is excluded. Please report accidental damage immediately; prompt reporting may allow us to resolve an issue before it becomes more serious. 14. SECURITY Velvet & Vine is located within a 24-hour secured gated community. Exterior security cameras may be present around the property for safety and security purposes; cameras are not intended to monitor private interior living spaces. Guests must never disable, obstruct, cover or interfere with security equipment. 15. VALUABLES & PERSONAL BELONGINGS Guests are responsible for their personal belongings. Secure valuables and avoid leaving passports, cash, electronics or other valuable items unattended. Velvet & Vine is not responsible for loss, theft or damage to personal belongings except where responsibility is imposed by applicable law. 16. INTERNET & TECHNOLOGY High-speed Wi-Fi is provided for guest use. Internet speeds and availability may occasionally be affected by circumstances outside our control, including service-provider outages, weather, infrastructure issues or regional interruptions. Guests must not use the internet for illegal activity, unauthorized access, copyright infringement, harassment, malicious activity or attempts to compromise another person's systems. 17. SMART TV & STREAMING The property's Smart TV/entertainment system is provided for guest enjoyment. Guests may use their own streaming accounts where required — please sign out of personal accounts before departure. Velvet & Vine is not responsible for the availability or content of third-party streaming services. 18. UTILITIES & ENVIRONMENTAL RESPONSIBILITY Please help us conserve Jamaica's resources: turn off lights when leaving rooms, turn off air conditioning when leaving the property, close doors and windows while air conditioning is operating, avoid unnecessary water consumption, and report leaks immediately. 19. MAINTENANCE & SERVICE ISSUES If something is not working correctly, contact the property manager as soon as possible. We will make reasonable efforts to address maintenance issues promptly. Guests should never attempt electrical, plumbing, appliance or structural repairs themselves. 20. EMERGENCIES In an emergency, guests should first contact the appropriate emergency service and then notify Velvet & Vine management as soon as reasonably possible. Guests should familiarize themselves with emergency exits, property access points, community security procedures, fire safety equipment and emergency contact information. 21. ILLEGAL ACTIVITY Illegal activity is strictly prohibited, including drug-related activity, weapons-related activity, theft, fraud, violence, threats or harassment, unauthorized commercial activity, and any activity that violates Jamaican law. Serious violations may result in immediate termination of the reservation and notification of the appropriate authorities. 22. COMMERCIAL USE & CONTENT CREATION Commercial photography, filming, influencer productions, advertisements, professional photoshoots and other commercial activities require prior written approval. Guests may take personal vacation photographs and videos provided they respect the privacy and security of other residents and guests. 23. CONCIERGE & OPTIONAL SERVICES Velvet & Vine may offer optional concierge services and add-ons, which may include transportation, excursions, experiences or other guest-requested services. Availability, pricing and terms will be confirmed separately before purchase. Airport transportation may be available between Velvet & Vine and Sangster International Airport (MBJ) or Norman Manley International Airport (KIN). Third-party services may be subject to their own terms, availability and cancellation policies. 24. CANCELLATION & REFUNDS Cancellation and refund terms will be displayed during the booking process and form part of the reservation agreement. Refund eligibility depends on the cancellation policy selected for the reservation. No refund is guaranteed for voluntary early departure, failure to arrive, personal schedule changes, weather-related travel disruption outside the property's control, airline cancellations, or transportation delays. Where extraordinary circumstances affect a reservation, Velvet & Vine will review the situation in accordance with the applicable booking terms and law. 25. PROPERTY ACCESS Management, maintenance personnel and authorized service providers may need reasonable access to the property for emergencies, repairs, maintenance, safety inspections, cleaning or other legitimate property-management purposes. Except in emergencies, reasonable notice will be provided where practicable. 26. COMMUNITY RULES Because Velvet & Vine operates within a residential gated community, guests must comply with applicable community rules, which may include additional restrictions relating to parking, visitors, noise, pool usage, security, waste disposal, access, vehicles and events. Where a community rule is stricter than a general Velvet & Vine policy, the applicable community rule must be followed. 27. LIABILITY & ASSUMPTION OF RISK Guests acknowledge that travel and vacation activities involve inherent risks and are responsible for exercising reasonable care for themselves, their children, visitors and personal belongings. Velvet & Vine does not assume responsibility for circumstances outside its reasonable control, including third-party services, transportation providers, attractions, weather events, utility interruptions or changes in local conditions, except where liability cannot legally be excluded or limited. Nothing in these policies is intended to waive rights or protections that cannot legally be waived. 28. POLICY VIOLATIONS Depending on the seriousness of the violation, Velvet & Vine may issue a warning, require the guest to correct the violation, charge applicable cleaning, repair or replacement costs, restrict unauthorized visitors, contact community security, terminate the stay where permitted by law, or notify appropriate authorities when necessary. 29. GUEST ACKNOWLEDGEMENT By completing a reservation and/or entering Velvet & Vine, guests acknowledge that they have had an opportunity to review these policies and agree to comply with the applicable house rules. The person making the reservation is responsible for ensuring that all members of their party understand and follow these policies. VELVET & VINE — Luxury. Privacy. Security. Jamaican Hospitality.
